    “As a Design/Builder I am inspired by what I see and feel. Greg Bain and Company’s paramount role through the process of Design, is to examine possibilities, to imagine, document, explore, and look for new ways of creating and solving the design puzzle presented to us by our clients. Our work reflects who we are, what is going on, and what it is to be. We see ourselves as “imagine-eers” if you will, observers of possibilities and builders of beauty and functionality.”

    A successful Custom Home design is all about understanding your design goals, expectations and intent. Your home, a“Dream come true” can be achieved through our ability to work with you in a communicative, cooperative and sharing relationship. We listen carefully to your vision, and we help you to articulate that vision by asking you essential questions such as how you will live in the important rooms of your home. We of course will ask the size of the home you want and what the most important rooms are to you as well as the level of finishes, the common theme of the home, the specific move-in dates, and the budget parameters. But most  importantly, we understand we are not building you a house; we are building a place where you will be able to live the lifestyle you choose. We will work to ensure this “home” allows you to enjoy that Custom Home Dream and that Custom Home Lifestyle.

    Site Planning and Review

    If you have yet to select a building lot, we can help you in finding that special location. If you have your property already, we will review your building lot with you. We work our magic when it comes to your Custom Home site selection as we consider all the essential lot characteristics such as lot contours, solar orientation, and jurisdictional restrictions. While carefully studying the site, we will be looking to maximize your Custom Home views from as many of the major rooms as possible. We will be discussing estimated costs of infrastructure including water and sewer systems, driveways, power and other utilities and site related costs.

    Conceptual Plan/Preliminary Estimate

    Armed with your vision of the Custom Home you have shared with us, we will combine the Site Planning and Review to develop a Preliminary Estimate and Conceptual plan. You will find these steps to be very helpful and a tremendous stress reducer. Unbelievably, up until this point of our relationship, there is no financial obligation to you! Using historical averages for various costs from previous homes, we adjust for your Custom Home, and we are then able to develop a conceptual plan that meets your budget. Once you are comfortable with the plan and the preliminary estimate, and once you wish to move forward, we will request a Design/Build deposit which is 100% deductable from the total cost of your Custom Home’s construction.

    Final Plans, Contract and Scheduling

    After several more design meetings with you and as many iterations to the plans as are needed, a final set of drawings of your Custom Home are completed. Because your peace of mind is of utmost importance to us, we strive to create aStress Free environment throughout this process. The vast majority of our homes are contracted on a Fixed Cost basis. That insures that the job responsibility, job liability, cost control and accountability is where it belongs, with US, your Design/Builder, and your single point of contact. With this understanding, we develop the Final Proposal and Contract Documents for your review and signature. At this meeting a schedule will be presented to provide you with a detailed construction timetable which will show the timing of each phase of the construction process and that all important MOVE IN DATE!

    Construction Phase and the Details

    All the design meetings, contracting and scheduling now comes into play. With your wise choice in selecting Greg Bain & Company as your Montana Custom Home Design/Builder, you are left to enjoy the building process. We understand how important it is to keep you informed, and we have created multiple methods to make this happen. We will issue you animbedded web page within our web site. Here is where digital project photos updated weekly can be found as well as information regarding material selections, and contract and updated schedule information. Greg and or Matt are on your project every day. Their goal is to verify that the high building quality and the intent and integrity of the Custom Home Design is interpreted appropriately in the field.

    Within a week of construction commencement, we begin material and color selections and what we call “Working out the Details.” What makes your Montana Custom Home one of a kind and unique to you are the Details, and this is just yet another of our specialties. With our experience in the Design and Building of over one thousand Custom Homes, we have become adept at the Details. Are the exterior architectural details and fenestrations consistent? Does the interior décor work? Does the décor compliment the design? You can rest assured that the details found throughout your new home will be tastefully executed for you to enjoy as well as being complimented on by your friends and family for decades to come!

    Homeowner Orientation

    At the end of your home’s construction and after receipt of your final payment, Greg Bain and Company will be quick toprovide you with the last of the Lien Releases from various material suppliers and subcontractors. Final Cleaning and polishing of your Custom Home has already occurred at this point in the process, and we are ready for your Homeowner Orientation. Greg and or Matt will introduce you to your new home by reviewing the “how to list” involved with owning, operating and maintaining your new Montana Custom Home. A project manual complete with all the various warranties and registrations will be delivered to you at this time.

    Move In and One Year Follow Up

    Ahhhhhh……..the day you have been waiting for, MOVE-IN DAY!! Enjoy the process as you take occupancy of the Dream that has become Reality. Greg Bain and Co. has already scheduled a One Year Follow up on your New Custom Home. We will be checking on exterior and interior items that may need to be “freshened up” or adjusted. It is important to us that your new home is functioning and looking as beautiful after one year as it was on the first day you moved in. When you call us for service and get our quick response, you will be reminded once again of the wise decision you made in selecting Greg Bain & Company as your Montana Custom Design/Builder!
