Most modern heating system manufacturers will give you the maximum flow rate and minimum flow rate of their models.

The minimum flow rate is the minimum water requirement that is enough to activate the heating element of the heating system. The least amount of water flowing through the unit whilst getting heated is somewhere between 0.1 to 0.9 GPM.

The maximum flow rate is the maximum water requirement that is good for supplying hot water to different taps and faucets. Flow rate is directly affected by temperature in such a way that if the unit needs a lower temperature rise, then the flow rate of that unit would be fast. And if the unit needs a higher temperature rise to meet the desired hot water supply, then the flow rate of that unit would be slow. This is because the unit takes a longer time to heat the water in the latter than the former.

Fulkerson says she was first drawn to the HGTV home giveaways in 1998 when HGTV Dream Home was located in Beaufort, South Carolina. Any five-year plan worth making needs to build in a new view of which values spring eternal, and which forces will change everything else.


We may or may not have entered a cyclical shift. Evidence to date is inconclusive, although some may profess to know otherwise. Ten or so weeks into a year, and half of that time considered to be selling season, it’s too early to say how 2019 will clock in for home builders. Last year had its surprises. No doubt, this one will have its own. The one prediction it may be safe to make is that not all builders will fare the same way through the next 12 to 24 months.

Is this time different?

This question, in home building, is known for its variations, usually related to how many housing economic cycles a person in the business has weathered.

It can reflect healthy skepticism. As in, “Is this time any different?” Or, “what makes you say, ‘this time is different?’ “

Or it can, as it often does, take a different tone altogether, that of an utter, outright dismissal of plausibility. You’ve heard this, I’m sure, from more than a few wizened veterans of multiple housing cycles.

“We’ve seen this all before. This time is no different.”

In fact, only time will tell, no?

Still, those who either contend that the current period in the history of American residential construction will not wind up being any different than prior cycles, or infer that they do not need to change fundamental aspects of their business and operations model to remain “going concerns” in the future are at risk.

This is not to say that carpentry, framing, slab-work, roofing, finishes, or any single form of well-practiced expertise in home construction will obsolesce. It is, however, to say this time is different. Perhaps, though, it may be more critical for those in home building to prepare and be open-minded–even as present-day pluses and minuses, challenges and glimpses of opportunity, headwinds and tailwinds, and the workaday necessity to focus on constant, unerring process improvement on the jobs at hand remain in the foreground of our attention and operational emphasis.

Here’s our belief as to why this time is different, and why most mortal human being builders can not expect a return-to-a-norm where their access to inexpensive labor, materials, and/or building lots will restore a wholesale advantage to their economic, financial, and operational models.

I say “most mortal human being” builders, because there are some few enterprises–the largest, deepest-pocketed, and most resilient from a financial capital standpoint–that may benefit, at some unknown point, from another correction in land prices that will give them an upper hand as others succumb to distress. Still, that’s a rare few. The rest, we believe, need to assume nothing other than “this time is different.”

National Association of Home Builders senior economist Ashok Chaluvadi yesterday reported on “builders’ biggest challenges,” looking back and looking forward to the next 12 months.

Both forward-looking and backwards, more than four out of five builders rank “cost/availability of labor” as a top signficant problem they face.

That is not suddenly the case–it has occurred in leaps and bounds during the entire post-Great Recession recovery, as its well-noted here by Chaluvadi:


Only 13% of builders reported labor as a significant problem in 2011, followed by 30% in 2012, 53% in 2013, 61% in 2014, 71% in 2015, 78% in 2016 and 82% in both 2017 and 2018.

While we’re on the topic of perceived challenges, Chaluvadi also points out that for nearly every “significant problem” on the list–9 of 11 categories–conditions for 2019 are either at least as adverse or worse than they were believed to be in 2018 at the same time of year.

Although builders responding to the survey reflect a self-awareness that conditions in the business environment have gotten tougher, what’s striking to me about the ranking–all in all–is what’s conspicuous in its absence. There are two categories of concern, “negative media reports making buyers cautious,” and “gridlock/uncertainty in Washington making buyers cautious,” that point to customer behavior here.

Nowhere among the list of builders’ greatest sense of problem areas is this notion. Potential customers–more and more of them, and therefore a bigger and bigger problem area–are disconnected from what new-home and community builders do in terms of providing a value worth anteing up for the most expensive and demanding–and, presumably, most valuable– purchase many of them may ever make.

The area most builders should rank as the A-Number-1 source of adversity and challenge they face is a shortage of customers willing and able to pay for what builders profitably invest in, develop, build, and bring to market. Why is that “problem” not even on the list?

Here are four ways we think the cyclical stretch between now and, say 2022, is different, and will change the rules of operational and business model success in home building investment, development, and construction forevermore.

  1. Skilled labor will never again be plentiful and cheap
  2. The blend of data, code, sensors, microprocessing, and machines will continue to become exponentially more powerful and cheaper. These are disruptive forces.
  3. Although land, at the raw lot level, may ebb and flow in price due to continued cycles of scarcity vs. abundance (i.e. distressed deals), regulatory and local permitting cost layers will continue to rise, negating presumed margin opportunity on finished lots unless productivity levels surge.
  4. Lastly, and perhaps most important, what people value in homes, and what they expect from them as places to prosper, is changing. The physical box and even the location are still important, but ever more important is an ongoing experience of service and value creation in three critical milestone areas of homeownership: one is the pre-ownership journey and moment of decision to buy; second is the actual experience of value in owning and living in the home; and third is the value at exit.

Whether builders want to acknowledge it or not, economics, consumer trends, technology and data, and scarcity of resources have transformed them in many consumers’ minds from durable goods manufacturers to providers of a portfolio of services on a product platform.

This is why we truly believe this time is different.

New airport hotel opens doors

A new 100-room hotel just south of Glacier Park International Airport opened to guests on Tuesday. The 62,000-square-foot Radisson-affiliated Country Inn and Suites is the first hotel to go up adjacent to the airport campus.

Kalispell-based custom homebuilder Greg Bain & Company owns the property along with partner Matt Brister. They’re hoping to capitalize on the property’s proximity to the airport while providing guests a focus on Montana culture.

“We’re very custom. Greg wants everything to feel very Montana,” said Jyl Sincavage, general manager of the new hotel.

Earlier in the planning phases Bain described the desired aesthetic as “rustic elegance.”

The four-story hotel includes 21 king suites, as well as standard rooms with one or two queen beds.

Much of the interior decoration has been sourced from local businesses. The furniture that Bain didn’t build himself was purchased from Wright’s Furniture in Whitefish. A life-sized mountain goat mount purchased from Wright’s stands watch over the lobby from a podium above the front doors. Photographs of young wildlife are also displayed in each room.

Hotel services include a shuttle to and from the airport, as well as to restaurants and stores within a 10-mile radius.

The hotel shares no affiliation with Glacier Park International Airport, but sales manager Austin Smith said they hoped to cultivate a close working relationship.

“We are a hotel that would like to be partners with the airport,” Smith said. “It has to be a symbiotic relationship.”

The airport has seen continued growth for the past five years. In 2016, the airport saw a record-breaking 492,522 passengers come through its doors — up almost 5 percent from the previous year.

Smith also said that while they hope to take advantage of their proximity to all the air travelers, they also feel well-positioned to cater to tourists visiting Glacier National Park or Whitefish Mountain Resort.

The hotel amenities include a free continental breakfast, a fitness center and pool, and a 1,000-square-foot meeting space. The hotel also offers an outdoor seating area with sweeping mountain views.

The 9-acre property includes space the developers hope to use to attract a restaurant and convenience store.

The new hotel will require about 25 employees. Sincavage said they’ve had good luck finding quality applicants, despite low unemployment rates, and she suspected that had to do with the benefits offered to full-time employees.

Standard rooms begin at $161 per night, and king-sized suites begin at $209. The hotel also offers park-and-stay packages, which include pricing for up to a week of parking along with a shorter stay for people flying in and out of the airport.

The hotel was accepting walk-in business only for its first few days of business, and reservations can be made online anytime after June 17.

Kalispell, Whitefish and Columbia Falls have added six new hotels since 2016, with another in the works

Since the beginning of 2016, in a two-and-a-half year span, Kalispell, Whitefish and Columbia Falls have added six new hotels with 500-plus rooms and more than 300,000 total square feet, counting four completed hotels and two scheduled for completion this summer.

Now another new hotel is coming to Kalispell with the recent application of My Place, an 85-room extended-stay motel proposed along Old Reserve Drive and Treeline Road on the north side of town. It’s currently in the building permit process and expected to break ground this summer.

My Place Hotels is an Aberdeen, South Dakota-based hotel chain with locations across the country, including three in Montana in Bozeman, Billings and Missoula.

“That’s a fair number of rooms,” Kalispell Planning and Building Director Tom Jentz said of the valley’s flurry of hotel activity in recent years. “It’s a reflection of the growing tourism and recreational activity in the area.”

In 2016, four hotels opened in the Flathead: the Marriott SpringHill Suites in Kalispell, the Cedar Creek Lodge in Columbia Falls, and the Hampton Inn and Firebrand in Whitefish.

The two hotels currently under construction are the Marriott TownPlace Suites along U.S. Highway 93 South in Whitefish and Country Inn & Suites next to Glacier Park International Airport along U.S. Highway 2.

Greg Bain & Company of Kalispell is building the 100-room, 62,000-square-foot Country Inn & Suites, slated to open on June 12, according to General Manager Jyl Sincavage. It will be the first hotel constructed in the immediate vicinity of the airport, which has been regularly breaking passenger records in recent years as tourism continues establishing itself as a primary economic driver in Northwest Montana.

Sincavage said the location will benefit both out-of-state travelers and locals, especially those from places such as Libby and Eureka who will now have the option of arriving the night before an early-morning flight and staying at the hotel.

“Why not come in the night before?” Sincavage said. “You don’t have to worry about getting up super early to travel, about road conditions. You just get up and you’re already there.”

The four-story hotel is completely custom designed and built, with wood accents and a rusticity that the builders say will make it an authentic fit for Montana. Sincavage said the hope in the future is to add a restaurant and perhaps a gas station and convenience store. The hotel is currently taking reservations for July.

Whitefish TP LLC is developing the three-story Marriott TownPlace Suites along U.S. Highway 93 north of the Les Schwab tire center along the city’s southern corridor. Hotel plans call for 81 rooms, 50,306 finished square feet and 90 parking spaces, a pared-down proposal from an earlier, larger version that called for 111 rooms.

Jordan Scott, a principal owner with Scottsdale, Arizona-based Glacier House Hotels, the parent company of Whitefish TP LLC, is aiming for an early July opening. TownPlace Suites is one of Marriott’s 30 brands and offers extended-stay amenities such as kitchenettes.

Glacier House Hotels develops lodging accommodations across the Western U.S. The Whitefish Marriott is the company’s first hotel in Montana. Scott spent a lot of time in Glacier National Park in his college years, inspiring the name for his development firm, and said he’s excited to have a project in Northwest Montana.

“It was only fitting to go back to the Glacier area and build a hotel there,” he said. “That’s why I decided to go with Whitefish.”

Atlanta interior designer predicts the top looks for the new season and into winter.

As the weather cools down in much of the country, cozy interiors take center stage with home buyers. In addition to the temperature, design trends are changing, too.

BUILDER recently talked with Courtney Rogers, senior interior designer at Atlanta-based builder Edward Andrews Homes. Here’s what she had to say about the top interior and décor trends the firm’s design center has tracked this fall, and predictions for winter.

Painted, Colorful Ceilings
Ceilings are often an underutilized feature in homes, but much can be done to draw the eye up and emphasize ceiling height. Accent colors are great but if that’s too bold, buyers can consider adjusting the sheen of their ceiling paint to be more reflective—a small change that’s an easy way to instantly elevate a space. Those who want to go a step further could consider incorporating different trim details and textures like wood paneling, wallpaper, or brick overlay.

Warm Gray Cabinets
Gray is here to stay, and it’s just been refreshed with new life. When gray cabinetry first made a splash, we saw it paired with cool hues and chrome hardware. Now, we are seeing gray take on a warmer tone, paired with brass hardware in bathrooms and as accent cabinetry in kitchens.

Bold-Colored Fabrics and Accessories
The design world is moving away from the the monochromatic trend. Shades like Pantone’s Minion Yellow are the perfect accent color for any space. We are seeing it brighten up rooms by way of accessories like pillows, blankets, and window treatments. Limiting incorporation of these bold tones to accessories also gives homeowners the flexibility to switch things up down the road.

Entertainment is Evolving 
In Georgia— where we can be outside year-round—we’re seeing many clients extend their living spaces to the exterior of their homes. Defined outdoor entertainment spaces with outdoor fireplaces and covered porches are in high demand.

Inside, buyers are increasingly stepping away from traditional bar spaces with cabinets in the corner of their rec room. Instead, buyers are interested in modern, unique features like open shelving and stone backsplashes that are designed for entertaining.
